New short-term rental regulations come into force in Greece
Effective October 1, 2025, the conditions for renting out accommodations on platforms like Airbnb have changed.
- Three or more properties equal a business. Owners renting out three or more properties are considered to be engaged in a professional activity and are subject to a different tax regime.
- Athens: Pause on new registrations. Applications for new properties have been suspended in the 1st, 2nd, and 3rd municipalities of Athens in 2025–2026.
- New requirements for properties. Operational and safety standards are being introduced: natural light, ventilation, air conditioning systems, compliance with legal permits, and liability insurance for owners are now mandatory.
The Ministry of Tourism, in conjunction with the AADE (Independent Administration of National Revenue), is beginning inspections of registered properties.
Violations will be subject to penalties similar to those in other tourism accommodation sectors.
