  • In regions such as Vari-Voula-Vouliagmeni, Attica region; Southern, Northern, and Central Athens sectors; Thessaloniki, Central Macedonia; Santorini and Mykonos islands, South Aegean region, only one property above €500,000 can be purchased

Who can get a residence permit

  • Investor with legal income. Conditions: Age over 18, no criminal record
  • Spouse of the investor or partner with whom a cohabitation agreement has been concluded in Greece
  • Investor's children Conditions: age under 21, unmarried
  • Children of the spouse of the investor. Conditions: under the age of 21, unmarried, under the guardianship of the investor
  • Investor's parents and spouse

Cost of Obtaining Residency Through Real Estate Purchase

  • Investor: €4,000
  • Spouse: €1,500
  • Minor children (all children under 21): €1,000
  • Parents (each): €1,500

Additional Investor Expenses

  • State fees: €2,016
  • Medical insurance: €100
  • Lawyer’s fee: €1,000

Other Investment Options

  • Besides purchasing real estate, investors can:
  • Rent a hotel or tourist residence for 10 years — from €250,000
  • Buy a plot of land for construction or agriculture — from €250,000
  • Enter into a timeshare agreement for 10 years, granting temporary use of property — from €250,000
  • Obtain property through inheritance or gift agreement — from €250,000
  • Purchase securities — from €400,000; open a deposit in a local bank — from €400,000.

Permanent residency

Permanent residency in Greece can only be obtained after 7 years of continuous renewal of a residency permit. This means that you must first obtain a residency permit and renew it annually. It is not possible to get permanent residency in Greece immediately through the purchase of real estate.
