How to get a residence permit (residence permit) in Greece

A residence permit in Greece can be obtained through the purchase of real estate. At the moment, the program is closed to Russian citizens.

The minimum investment in real estate to obtain a residence permit is 250,000 euros.

The new conditions apply only in 36 municipalities of the country (in other regions the cost threshold remains the same - 250 thousand euros):

  • 28 of them are in Greater Athens;
  • 6 - in Greater Thessaloniki;
  • 2 more - the islands of Mykonos and Santorini.

Also, participants in the residence permit program in Greece will be able to invest only in one property. An exception is the purchase of two apartments in the same building.

 

The investor has the right to rent out the purchased property, and after 5 years you can obtain permanent residence and sell the property.

At the same time, investors do not have to pass exams on knowledge of the language and history of Greece and are not required to constantly reside in the country in order to renew the residence permit.

Advantages of residence permit in Greece

  • Tax incentives. If an investor becomes a tax resident of Greece, a preferential tax system is available to him: the investor pays a flat tax on world income in the amount of 100 thousand euros per year. Otherwise, the tax on world income is removed on a progressive scale and reaches 45%.
  • Moving to Greece. A residence permit allows you to come to the country at any time, even if the borders are closed. At the same time, permanent residence in Greece is the right, not the obligation of the investor.
  • Travel to Schengen countries without visas.
  • Greek citizenship after seven years. Five years after obtaining a residence permit, the investor has the right to apply for permanent residence and two years later - to apply for citizenship. To obtain Greek citizenship, you must be over 18 years of age, have no criminal record or deportation, and pass a written exam in knowledge of the language, culture and history of Greece. Greece does not prohibit its citizens from having multiple citizenships.

  • Spouse of the investor or partner with whom a cohabitation agreement has been concluded in Greece
  • Investor's children Conditions: age under 21, unmarried
  • Children of the spouse of the investor. Conditions: under the age of 21, unmarried, under the guardianship of the investor
  • Investor's parents and spouse

How to obtain permanent residence (permanent residence) in Greece

Permanent residence in Greece can be obtained only after 5 years of permanent renewal of the residence permit. That is, you first need to obtain a residence permit and renew it every year. You cannot immediately obtain permanent residence in Greece through the purchase of real estate.
