Montenegro
Residence permit, Citizenship
About program
Warm and sunny Montenegro is a favorite vacation spot for tourists from many countries. Those who wish to stay here for a long time can obtain a local residence permit (residence permit). To do this, you need to purchase real estate in the country. You decide whether it will be a home for your vacation or an investment property.
It is important to remember two key points. First, your status is maintained only if you own the property.
Second, the residence permit is intended for those who plan to live in Montenegro permanently.
Advantages of this Program
- There is no minimum property value threshold for obtaining a residence permit
- You can purchase both residential and commercial real estate
- Non-refundable payments are not required
- Quick processing time: the residence permit can be obtained in 2-3 months
- The residence permit is granted for one year and can be renewed
- The residence permit can be obtained by the spouse and children under 18 years old
- The purchased property can be rented out
Program Conditions
- To obtain a residence permit, you can purchase one or more properties in Montenegro (apartments, villas, commercial premises). An exception is an undeveloped plot – you can only apply for a residence permit after the house is built and registered in the cadastre
- The cost of real estate is not regulated by law. On the Montenegrin coast, housing prices start from €30 000
- The applicant for the residence permit must prove an income for each family member at a rate of €10 per day for a year, which is at least €3650
Who can get a residence permit
- Along with the main applicant, the right to obtain a residence permit is granted to their spouse and minor children. However, their documents can only be processed after the primary owner has obtained the residence permit
- It is also possible to obtain a residence permit for other relatives by making them co-owners of the property
Additional Investor Expenses
- Legal support: from €1000, depending on the company's fees and the number of people moving. This amount includes the preparation and translation of documents
- Fees and charges: €25 per person
- Medical insurance: €20-60 per person
- Real estate purchase costs: 3-5% of the property value
Permanent residency
Foreigners receive permanent resident status forever, but the card itself is renewed every five years. The document needs to be updated if the resident's personal details change, such as their surname.
The conditions for obtaining permanent residency are listed on the official website of the Montenegrin government. To obtain this status, one must:
- Live in the country for five years legally with a residence permit
- Not leave Montenegro for 6 consecutive months or for 10 months in total over the five years
- Not pose a threat to Montenegro's security and confirm the absence of a criminal record
- Rent or buy property in the country
- Prove financial solvency
- Obtain health insurance
