News on the update of the Golden Visa Law in Portugal.

Purchasing real estate in Portugal is not just acquiring a residence, it is also an investment in the country's economy.

According to experts, due to the pandemic, real estate investments in Portugal have taken a stable state. In the capital, the value of the real estate has gradually increased, and the rental of residential premises has become relevant.

2021 started with news of the renewal of the Golden Visa law.

The law has not been officially published and there may be more changes, but it is planned that it will come into force on 01.07.2021.

Until the end of June 2021, the previous Golden Visas are in force:

1,000,000 € - Minimum "Direct Investments" (deposit to a bank account)

350,000 €  - Minimum "Direct Investment" in Venture Funds.

350,000 € - Minimum "Investment in an existing business"

The property:

 280,000  - regions with low population density + urban rehabilitation zones / real estate over 30 years old (including renovation works)

350,000 € - real estate in urban rehabilitation zones / real estate over 30 years old (including renovation works)

400,000 € - real estate in regions with a low population density

500,000 € - any real estate regardless of location.

From July 1, 2021, the law will be transformed into the following points:

- The minimum "Direct Investment" (deposit to a bank account) increases from € 1,000,000 to € 1,500,000

- The minimum "Direct Investment" in Venture Funds increases from € 350,000 to € 500,000.

- The minimum "Business Investment" increases from € 350,000 to € 500,000.

The property Properties in Porto and Lisbon:

In urban rehabilitation zones / over 30 years old - 500,000 €

Not meeting the above conditions - 1,000,000 €

Common areas outside the borders of Porto and Lisbon:

In urban rehabilitation zones / over 30 years old - 500,000 €

Not meeting the above conditions - 750,000 €

- Regions with low population density - 500,000 €

- Regions with a low population density and in areas of urban rehabilitation / over 30 years old - 350,000 €

Important:

Also, the coastal region of Portugal has been removed from the list of "Regions with low population density". At the same time, the zone of the islands of Madeira and Azora was included in this list of "Regions with low population density".
