Real estate market in Poland. Price report in 49 cities.

In September 2020, the largest number of apartment sales announcements were in Warsaw, Krakow, and Gdansk. The average rates dictated in these three cities clearly bounced off the rest. It is also the only three Polish cities where the average bid price exceeded or approached the barrier of PLN 10,000 / sq. m.
Looking at the average offer prices in current and former provincial cities, the division into two-speed markets is clear. In the capitals of the current sixteen provinces, along with higher rates, offers to go hand in hand with smaller rate increases in annual and biennial terms.

In cities that lost their status as provincial capitals in 1999, rates are cut three times, but over the past year, much more.

Among the current provincial cities, the lowest average rates can be observed in the two capitals of the Lubusz Voivodeship.
Stronger growth can be seen by comparing the September 2020 averages to two years ago.
The smaller the city, the more growth The two speeds in the Polish housing market can also be seen when we look at the increase in average rates in annual and biennial terms. In the cities with the lowest average rates, home sellers have raised their expectations the most.


Growth in annual terms above 10 percent was recorded in more than half of the cities analyzed.

Where has the rate growth slowed down and where has it accelerated?

In most of the analyzed cities (30 out of 49), the growth in average rates slowed down compared to 2019, and exactly a year earlier, the growth in annual terms was 20.5 percent. Tarnobrzeg was at the second pole, where the appraisal of new housing increased by 13.4 percent compared to September 2019, while between September 2018 and September 2019 there was a decline of 11.2 percent.

More than 1,104 percent growth in annual relations was recorded in Nowy Sончcz: +13.9 percent in September 2020 versus +1.2 percent in September 2019 and in Krosno: + 16.6 percent in September 2020. up from 5.4 percent in September 2019.

The growth in expectations of sellers of apartments in two cities remains at the same level: Krakow, where both in September 2020 and in 2019 apartments were valued on average 10.3 percent higher, and Siedlce, where the growth was 15.2 percent.
In addition to Krakow, among the largest Polish cities, housing appraisal growth remained at the same level as last year in Lublin and Warsaw (+8.9 percent in September 2020 versus +10.1 percent in September 2019).
